DEPARTMENT OF PUBLIC WORKS <br /> a. An Improvement Plan, prepared by a Registered Civil <br /> Engineer, showing on site and terminal drainage, <br /> driveway access details , on-site parking, services, and <br /> grading, shall be submitted to the Department of Public <br /> Works for approval. <br /> b. Encroachment permit shall be required for work within <br /> road right-of-way. <br /> 2. BUILDING DIVISION <br /> a. The following Uniform Building Code and San Joaquin. <br /> Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal <br /> to the Building Inspection Division: <br /> 1 . The proposed building shall be provided with an <br /> automatic fire sprinkler system or divided into <br /> areas less than 6,000 square feet by area <br /> separation walls. <br /> 2. Provide restroom:. conforming with all disabled <br /> access requirements (C.A.C. , Title 24). <br /> b. A grading plan shall be submitted and approved and a <br /> grading permit issued by the Building Inspection <br /> Division prior to performing any excavation or filling <br /> of earth material: <br /> 1 . A grading plan shall contain the information <br /> listed in the U.B.C. , Appendix, Chapter 70, <br /> Section 7006(d). <br /> 2. The grading plan shall include complete drainage <br /> details and elevations of the adjacent parcels. <br /> Retaining wall details shall be submitted where <br /> applicable. <br /> 3. Subdivision grading in excess of 5,000 cubic yards <br /> shall comply with Section 7014 for "Engineered <br /> Grading Requirements." <br />
