1
r'
i Pombo Ranch Property
' 24100 S. Lammers Road, Tracy, California
' Subsurface Investigation Report
1
1.0 PROJECT IDENTIFICATION
' The following scope of work was conducted to make a preliminary determination of the
potential impact of the soil and groundwater contamination associated with an
' underground tank previously removed from the Pomba Ranch Property. Geoprobe':' soil
borings were used to define the vertical and lateral limits of contamination in the soil and
ground water and three groundwater-monitoring wells installed at the limits of the
' groundwater plume.
1.1 Site Description and History
Specific areas of concern were identified through an Environmental Assessment
for Bright Development, a prospective buyer of the subject property. A portion of
the property at 24100 S. Lammers Road is occupied by a farming support facility,
which includes residential dwellings, a barn, equipment sheds, and shops.
Records indicate that the improvements to the parcel started in 1930. A mobile
' home was moved onto the property in the late 1970's. Potable water for domestic
use is supplied from a private well located approximately 140 feet from the
release. Private wells are also located at 24124 Lammers Road and at a residence
' west of Lammers Road. Construction details and production rates for the wells
are not available.
' Tractor storage, repairs, and fueling are conducted in the farm support facility
which fronts on IIth Street. Pesticide use and above ground fuel storage was
apparent during the site assessment inspection. The undeveloped acreage is used
for irrigated crops and/or pasture. Irrigation water is provided by imported
surface water it supplied by the unlined Westside Irrigation District, Lower Main
Canal on the western and southern boundary of the site.
Two underground tanks are listed in the state records review as in use at the
24100 S. Lammers Road property. The tanks are reported to have been removed
before 1993. Since the tanks were farm exempt they may have removed without
the normally required permitting and confirmation soil sampling. Several above
' ground tanks are also in use at this site. The above ground tanks are centrally
located in the shop and barn area. Historical photographs show that one of the
Mabove ground tanks was previously located next to the tractor shop.
