r <br /> CONDITIONS OF APPROVAL <br /> MS-89-40 <br /> RAMON PEREYRA <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the parcel map. <br /> 1 . Department of Public Works: <br /> a. A parcel map is required. <br /> b. A five-foot-wide roadway dedication is required on Golden <br /> Gate Avenue along the frontage of Parcel 2 . <br /> c . An irrevocable offer to dedicate a 25-foot-wide roadway <br /> for the extension of Alice Street is required along the <br /> frontage of Parcel 1 . <br /> d. The frontage improvements for Golden Gate Avenue shall be <br /> constructed in conformance with the standard for one-half <br /> of a 50-foot-wide right-of-way urban street . The <br /> construction of the frontage improvements may be deferred <br /> at the option of the Department of Public Works, in which <br /> event the owner shall execute a deferred frontage improve- <br /> ment agreement prior to approval of the parcel map. A <br /> $250 fee is required for processing, per Ordinance No. <br /> 3337, in addition to a copy of the grant deed and an engi- <br /> neer ' s estimate with a drawing of the required frontage <br /> improvements on a form to be supplied by -the Department of <br /> Public Works . <br /> e. The frontage improvements for Alice Street shall be <br /> constructed in conformance with the standards for one-half <br /> of a 50-foot-wide right-of-way urban street . The <br /> construction of the frontage improvements may be deferred <br /> at the option of the Department of Public Works, in which <br /> event the owner shall execute a deferred frontage improve- <br /> ment agreement prior to approval of the parcel map.
