r REcmm <br /> FEB 12 2020 <br /> ENVIRONMENTAL HEALTH <br /> DEPARTMENT <br /> Soil Suitability and Nitrate Loading Study <br /> CHEA INVESTMENTS LLC PROPERTY <br /> 1350 Report Avenue, Stockton, California <br /> 1.0. INTRODUCTION AND PROPOSED DEVELOPMENT <br /> Advanced GeoEnviron mental, Inc. (AGE) has prepared this Soil Suitability and Nitrate <br /> Loading Study (Study) for the property located at 1350 Report Avenue, Stockton, <br /> California (site or subject property). The purpose of this Study is to determine the potential <br /> impact from nitrate loading and the suitability of the subsurface for an onsite wastewater <br /> treatment system (OWTS). The Study is required by the San Joaquin County <br /> Environmental Health Department (EHD) to modify the land use/zoning of the property to <br /> light manufacturing. The study was performed in accordance with the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Community Development Department. <br /> The scope of work included a soil percolation test, review of published soil and <br /> groundwater information, local septic use and permit research, and estimated nitrate <br /> impact to soil and groundwater at the site. The site and surrounding area are illustrated <br /> in Figure 1. A site plan depicting structures, the percolation test hole location, and the <br /> existing septic system are illustrated in Figure 2. <br /> 1.1. DESCRIPTION OF SITE <br /> The location of the site, surrounding properties and general setting is illustrated on the <br /> Stockton West topographic map (7.5 Minute United States Geological Survey (USGS) <br /> Topographic Series, California). The site is located in Section 43, Township 2 North, <br /> Range 7 East, Mount Diablo Base and Meridian (Figure 1). <br /> The map shows the property located at an elevation of approximately 25 feet above mean <br /> sea level in an area of low topographic relief. The regional slope of the area is relatively <br /> gentle and dips toward the west-southwest. <br /> The property is located at the end of, and on the east side of Report Avenue, <br /> approximately 100 feet south of the intersection of Report Avenue and East Harding Way, <br /> Stockton, California. The site consists of a 1.85-acre parcel identified as San Joaquin <br /> County Assessor Parcel Number (APN) 143-150-150. The current use type of the <br /> property is commercial. The existing structures on the site include a 24,900-square foot <br /> rectangular warehouse building and an approximately 1,000-square foot office trailer. The <br /> property is provided potable water by the California Water Service Company. <br /> 1.2. DESCRIPTION OF PROPOSED DEVELOPMENT <br /> There is no development planned for the subject property. This Study was prepared as <br /> required by EHD for use permit application PA-1900111 to convert the cold storage facility <br /> into a food trailer manufacturing facility. <br />
