1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of site: The project consists of a 0.36 acre lot. The subject Assessor's Parcel <br /> Number is 157-210-28. The project is in a residential neighborhood. The parcel is zoned <br /> Low Density Residential (RL). <br /> 1.2 Description of Proposed Development: It is proposed to create two lots by dividing the <br /> existing parcel in half. In accordance with the San Joaquin County Development Title, this Surface and <br /> Subsurface Contamination Report (SSCR) is being submitted for approval. This report will investigate <br /> the property for visual or historical environmental contamination based on field observation, interviews <br /> with the owner, and County records. (This SSCR includes no chemical analysis). <br /> 1.3 Parcel location map: (See Appendix for Tentative Map with Vicinity Map and APN page). <br /> 1.4 Site Map: (See Appendix for Tentative Map). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of information of <br /> the historic use of this property is testimony from the owner, Sergio Martinez. Sergio Martinez was <br /> interviewed in April 2019. The owner has owned the parcel since November of 2018. It has been a bare <br /> lot for the last 6 years. The proposed future use of the site would be residential. <br /> 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> CONTAMINATION: <br /> 3.1 Methods used to research: Methods used to research this parcel were records researched at the <br /> San Joaquin County Agriculture Commissioners office in October 7, 2019 (see appendix for results). An <br /> onsite survey was performed on October 7, 2019 by staff of Dillon & Murphy. The San Joaquin County <br /> Environmental Health Department's underground storage tank mitigation database list which did not <br /> yield any concerns. <br /> 3.2 Description of all past on-site potential and/or known above and below ground sources of <br /> contamination identified at the project site: Past on-site potentials for contaminations are low. The <br /> property has been bare ground for more than 6 years. Historically there have been no underground <br /> storage tanks, except the septic tank filed with the San Joaquin County. This septic system was later <br /> destroyed. The owner has no knowledge of improper above ground storage of chemicals on the subject <br /> parcel. <br /> 1 <br />
