Soil Suitability and Nitrate Loading Evaluation-Update-2 Page 4 of 18 <br /> Great Pacific Nut—Nut Processing Facility Expansion <br /> 3501 Lehman Road, Tracy, California <br /> September 6,2019 CTE Job 4 25-071 OG <br /> 1.0 SITE AND PROJECT DESCRIPTION <br /> The project is proposed to be constructed on a roughly level, triangular shaped, <br /> approximately 13.5-acre, parcel (APN: 255-02-061) located at 3501 Lehman Road in <br /> Tracy, California. A "Site Index Map" showing the project location is attached as Figure <br /> 1. The project parcel is zoned as AG-40 (General Agriculture). The project site is bound <br /> by Lehman Road to the south/southeast, Ahern Road to the northeast and a Banta <br /> Carbona Irrigation District (BCID) canal along the west. Adjacent surrounding properties <br /> to the north, south, east and west are agricultural and existing residential structures are <br /> located on adjacent parcels to the west(APN: 255-02-046), northeast(APN: 255-02-058) <br /> and east (APN: 255-02-044). A Banta Carbona Irrigation District office building (APN: <br /> 255-02-062) is located southeast of the project site. An "Assessors Parcel Map" is <br /> attached as Figure-3. <br /> An existing domestic well was observed to be located at the southwest corner of the <br /> existing metal shop building near Lehman Road (approximately 130 ft south of proposed <br /> leach field), although, at the time of our study the pump and well pipes had been removed <br /> and the well was not in use. An agricultural pump, located approximately 110 feet west <br /> of the proposed leach field, was also noted which is understood to be used for pumping <br /> from the Banta Carbona Irrigation (BCID) canal. The BCID canal was located <br /> approximately 130 feet west of the proposed leach field. <br /> The proposed project is understood to consist of designing and constructing a nut <br /> processing/preparation facility which will include a 30,000 sf warehouse consisting of <br /> mostly storage space and a bathroom with related leach lines. The project will also <br /> include associated parking, storm drainage for control of surface runoff and associated <br /> site improvements. The proposed new warehouse building site is expected to be located <br /> at the southwest portion of the property on 0.7t acres north of the existing house. The <br /> improvement area had been cleared of orchard trees and grading was being performed at <br /> the time of our site visit.
