J <br /> CONDITIONS OF APPROVAL <br /> MS-89- 19 <br /> Franklin Cox <br /> Unless otherwise specified , all conditions of approval shall <br /> be complied with prior to the approval of the Parcel Map . <br /> 1 . PUBLIC WORKS DEPARTMENT <br /> a. A Parcel Map is required . <br /> b. ( 1 ) All improvements shall be in conformance with the <br /> Improvement Standards and Specifications of the <br /> County of San Joaquin. <br /> ( 2) All Improvement Plans and Specifications must be <br /> approved by the County of San Joaquin Department <br /> of Public Works prior to approval of the Parcel <br /> Map . <br /> ( 3) If improvements referred to herein are not <br /> completed prior to the approval of the Parcel Map , <br /> the subdivider shall execute an agreement with the <br /> County of San Joaquin insuring the completion of <br /> improvements within one ( 1 ) year after filing the <br /> Parcel Map. <br /> (4) Pampy Court shall be dedicated and improved within <br /> the subdivision in conformance to County Standards <br /> of a 50 foot Right-of-Way Street (Rural and <br /> Estate-type ) . <br /> C. ( 1 ) Storm drainage shall be contained on each lot . <br /> ( 2) The drainage system shall meet the requirements of <br /> the County and provide adequate drainage for the <br /> improvements (development ) . The acceptance or <br /> approval by the County of the drainage system does <br /> not relieve the developer (or his engineer) of the <br /> responsibility of providing an adequate drainage <br /> system. <br /> d . A Preliminary Soil Report shall be required . <br /> e . Underground utilities are required . Public utility <br /> easements shall be as required by the public utility <br /> companies . <br />
