CONDITIONS OF APPROVAL <br /> MS-89-97 <br /> Glen Culbertson <br /> Unless otherwise specified , all conditions of approval shall <br /> be complied with prior to the approval of the Parcel Map. <br /> 1 . PUBLIC WORKS DEPARTMENT <br /> a . A parcel map is required . <br /> b. A 5-foot wide roadway dedication is required on Elliott <br /> Road and Pearl Road along the frontage of Parcels 1 & 2 . <br /> C. The frontage improvements for Elliott Road shall be <br /> constructed in conformance with the standards for <br /> one-half of a 60-foot right-of-way rural street . The <br /> construction of the frontage improvements may be deferred <br /> at the option of the Department of Public Works , in which <br /> event the owner shall execute a Deferred Frontage <br /> Improvement Agreement prior to approval of the Parcel <br /> Map. (A $250 . 00 fee is required for processing per Ord. <br /> No. 3337 in addition to a copy of the Grant Deed and an <br /> engineer ' s estimate with a drawing of the required <br /> frontage improvements on a form to be supplied by the <br /> Public Works Department. ) <br /> 2 . PUBLIC HEALTH SERVICES <br /> a . Construct an individual domestic water well , for Parcel <br /> #2 , under a well permit and inspection by the <br /> Environmental Health Division. <br /> b. Construct an individual sewage disposal system for Parcel <br /> #2, under a permit and inspection by the Environmental <br /> Health Division prior to occupancy. <br />
