r <br /> CONDITIONS OF APPROVAL <br /> MS-89-89 <br /> Gary Fisher <br /> Unless otherwise specified, all conditions of approval shall <br /> be complied with prior to the approval of the Parcel Clap. <br /> 1 . PUBLIC WORKS DEPARTMENT <br /> a. A parcel map is required. <br /> b. Remainder shall be designated as "Designated Remainder" <br /> on Parcel Map. <br /> d. The frontage improvements for Austin Road shall be <br /> constructed in conformance with the standards for <br /> one-half_ of a 60-foot right-of-way rural street . The <br /> construction of the frontage improvements may be deferred <br /> at the option of the Department of Public Works , in which <br /> event the owner shall execute a Deferred Frontage <br /> Improvement Agreement prior to approval of the Parcel <br /> Map. (A $250 . 00 fee is required for processing per Ord. <br /> No. 3337 in addition to a copy of the Grant Deed and an <br /> engineer ' s estimate with a drawing of the required <br /> frontage improvements on a form to be supplied by the <br /> Public Works Department. ) <br /> 2 . PUBLIC HEALTH SERVICES <br /> a. This proposed division of land shall meet the Rules and <br /> Regulations of San Joaquin County Ordinance No. 549 . A <br /> percolation test and a sewage disposal area as determined <br /> by the percolation test is required on Parcel 1 , for <br /> Environmental Health Division approval . A permit for the <br /> percolation tests from the Environmental Health Division <br /> is required. <br />
