Hunter Street <br /> Stockton, California <br /> Dear Mr. Yoakum <br /> Cardno ATC has prepared this workplan, on behalf of Visionary Home Builders of California <br /> (Visionary) to conduct a soil gas survey at the above referenced site. <br /> The purpose of the soil gas study is to evaluate the potential for soil gas intrusion hazards from <br /> chlorinated volatile organic compounds (CVOCs)that have impacted groundwater beneath the <br /> 807 N. Hunter Street site. <br /> This work is part of the continuing due diligence activities performed in advance of a potential <br /> purchase of the site. <br /> SITE LOCATION <br /> The site is located in central downtown Stockton near the inland channel of the Port of <br /> Stockton in an area of mixed residential and commercial use (Figure 1). The two-story building <br /> on the site was most recently used as a medical arts building prior to a recent renovation. <br /> Currently the building is vacant. <br /> BACKGROUND <br /> In October 2014, Visionary contracted with Cardno ATC to perform an Environmental Site <br /> Assessment(ESA)to comply with 40 Code of Federal Regulations, Section 312's "Standards <br /> and Practices for All Appropriate Inquiries". During the ESA records search, Cardno ATC <br /> reviewed the State of California's Water Resources Board's Geotracker website and became <br /> aware of a release that was documented on the 819 N. Hunter site.
