1 , <br /> CONDITIONS OF APPROVAL <br /> ROY DEVINCENZI <br /> MS--90. 53 <br /> Unless otherwise specified , all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map . <br /> 1 . DEPARTMENT OF PUBLIC WORKS : <br /> Conditions of Approval : <br /> a. Locate Parcel #1 next to the existing homesite parcel. <br /> b. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> C. Parcel #1 shall be minimum 1 . 5 acres after right-of-way <br /> dedication. <br /> Ordinance Requirements : <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable . <br /> a. A Parcel Map is required. <br /> b. Remainder shall be designated as "Designated Remainder_ " on <br /> the Parcel Map. <br /> C. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of <br /> issuance a building permit . (The fee currently is $2,016 . 00 <br /> for each single family dwelling unit in Lockeford area. The <br /> fee shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record. ) Resolution R--89-946 suspends the <br /> fee until February 1 , 1990 . <br /> d. Dedication to result in a twenty-five foot (25 ' from the <br /> centerline of Tretheway Road to the property line ) wide <br /> right-of-way shall be required across the frontage of Parcel <br /> #l . <br /> 2.
