CONDITIONS OF APPROVAL <br /> ROY DEVINCENZI <br /> MS-90-53 <br /> Unless otherwise specified , all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1 . DEPARTMENT OF PUBLIC WORKS : <br /> Conditions of Approval_: <br /> a. Locate Parcel #1 next to the existing homesite parcel . <br /> b. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> C . Parcel #1 shall be minimum 1 . 5 acres after right--of--way <br /> dedication. <br /> d. Dedication to result in a twenty-fiVe foot ( 25 ' from the <br /> centerline of Tretheway Road to the property line ) wide <br /> right-of- way shall be required across the frontage of Parcel <br /> #1 . <br /> C . The frontage improvements for Parcel #1 along the frontage <br /> of Trentheway Road shall be constructed in conformance with <br /> the standards for one-half_ of a 50-foot right of-way rural <br /> street. The construction of the frontage improvements will <br /> be deferred , upon execution by the owner of a Deferred <br /> Frontage Improvement Agreement , prior to approval of the <br /> Parcel Map. (A $250 . 00 fee is required for processing per <br /> Ord. No. 3337 in addition to a copy of the Grant Deed and an <br /> Engineer ' s estimate with a typical section drawing of the <br /> required frontage improvements on a form to be supplied by <br /> the Public Works Department ) . <br /> Ordinance Requirements : <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable . <br /> a . A Parcel Map is required . <br /> b. Remainder shall be designated as "Designated Remainder" on <br /> the Parcel Map . <br />
