CONDITIONS OF APPROVAL <br /> MANUAL A. SIMAS <br /> MS-90-57 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map . <br /> 1 . DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval : <br /> a . An Irrevocable Offer of Dedication to result in a <br /> fifty-five foot ( 55 ` from the centerline of Airport Way <br /> to the property line ) wide right-of-way across the <br /> frontage of Parcel 1 shall be required . <br /> Ordinance Requirements : <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project . Other Ordinance Requirements <br /> may also apply . Ordinance Requirements are not appealable . <br /> a . A Parcel Map is required . <br /> b. Parcel A shall be changed to Parcel 1 . <br /> C . Remainder shall be designated as "Designated Remainder" <br /> on the Parcel Map . <br /> d. The Traffic Impact Mitigation Fee will be required for <br /> this subdivision . The fee is due and payable at the <br /> time of issuing a building permit . (The fee currently <br /> is $3 , 078 . 00 for each single family dwelling unit in <br /> Manteca area . The fee shall be automatically adjusted <br /> annually by the Engineering Construction Cost Index as <br /> published by the Engineering flews Record . ) Resolution <br /> R-89-946 suspends the fee until February 1 , 1990 . <br /> 2 . PUBLIC HEALTH SERVICES <br /> Ordinance Requirements : <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project . Other Ordinance Requirements <br /> may also apply . Ordinance Requirements are not appealable . <br /> a . The well casing and seal shall be raised 12 inches <br /> above ground level . <br />
