SWANSON <br /> MS-90-56 <br /> Unless otherwise specified , all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> .1 . DEPARTMENT OF PUBLIC WORKS <br /> Conditions of App2oval_ <br /> a. The frontage improvements for West Ripon Road shall be <br /> constructed in conformance with the standards for one- <br /> half_ of a 84-foot right-of-way rural street . The <br /> construction of the frontage improvements will be <br /> deferred, upon execution by the owner of a Deferred <br /> Frontage Improvement Agreement, prior to approval of <br /> the Parcel Map . (A $250 . 00 fee is required for <br /> processing per Ord . No . 3337 in addition to a copy of <br /> the Grant Deed and an Engineer ' s estimate with a <br /> typical section drawing of the required frontage <br /> improvements on a form to be supplied by the Public <br /> Works Department . ) <br /> b. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map . <br /> Ordinance Requirements : <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project . Other Ordinance Requirements <br /> may also apply. Ordinance Requirements are not appealable . <br /> a . A Parcel Map is required . <br /> b. The Traffic Impact Mitigation Fee will be required for <br /> this subdivision. The fee is due and payable at the <br /> time of issuing a building permit . (The fee currently <br /> is $3 , 078 . 00 for each single family dwelling unit in <br /> Manteca area . The fee shall be automatically adjusted <br /> annually by the Engineering Construction Cost Index as <br /> published by the Engineering News Record . ) Resolution <br /> R-89-946 suspends the fee until February 1 , 1990 . <br /> C. Dedication to result in a forty-two foot (42 ' from the <br /> centerline of West Ripon Road to the property line ) <br /> wide right-of-way shall be required across the frontage <br /> of Parcels 1 and 2 . <br />
