Phase 1/ll Environmental Site Assessment <br /> Two Adjacent Properties, 2295 and 2325 S. MacArthur Drive, Tracy, California May 20, 2013 <br /> had a concrete floor. The second outbuilding was being used to store boxed equipment <br /> for shipping, and also had a concrete floor. Shelving was present, and plastic <br /> containers were present; the contents was not confirmed during the site walk but likely <br /> held lubricating or motor oil (photo 31). Between the two outbuildings was a tractor <br /> used for the Property (photo 30). No significant ground staining was noted near the <br /> tractor. <br /> Field <br /> The balance of the parcel was an open field. The field was vacant, and covered with <br /> grasses/weeds. One abandoned agricultural well was present along the southern <br /> Property boundary (see Figure 3 and photo 26); the well appeared to have been <br /> abandoned in place by filling with concrete (as opposed to drilling out). Three plastic <br /> well features were noted across the southwest portion of the field, aligned in roughly a <br /> straight line (Figure 34 and photos 28 and 29). Mr. Thrasher was unsure of the purpose <br /> of the well features, but according to review of a March 10, 2006 geotechnical report <br /> prepared by Engeo, discussed in Section 3.6, the features are percolation test holes <br /> labeled P1, P2 and P3 drilled to depths of 6 to 10 feet to produce data to assist in <br /> designing stormwater basins as part of a proposed site development at that time. <br /> As stated earlier, the triangular-shaped area in the southwest portion of the Property is <br /> about 10 feet lower in elevation that the western portion of the 2295 S. MacArthur field. <br /> The break in slope is covered with tree prune cuttings, wind-blown tumbleweeds and <br /> debris (photos 27 and 34). The debris consisted mostly of broken lumber, with some <br /> concrete.
