MacArthur Drive, Tracy, California
APNs 246-14-002 and -003
To Whom it May Concern:
Tetra Tech, Inc. is performing a Phase II Environmental Site Assessment at the subject property(the
Property) on behalf of a potential purchaser of the Property. The planned soil and groundwater
sampling is defensive in nature and is intended to assess whether documented crude oil impact on
the adjacent"TAOC Tracy Gravel Pits" release site has migrated beneath the Property. There has
been no hazardous materials release on the Property to our knowledge.
The proposed scope of work is discussed below. Figure 1 shows the location of the Property and
Figure 2 shows the proposed soil boring locations.
Scope of Work
A total of six soil borings are proposed to be completed in the western portion of the Property to
address the potential for soil and groundwater to have been impacted from the adjacent crude oil
release site. Three of the borings will be completed to groundwater to collect grab-groundwater
samples for laboratory analysis.
Two of the three borings proposed to extend to groundwater are located along the western Property
boundary, closest to the adjacent crude oil release site, to assess whether groundwater may be
impacted as a result of groundwater migrating beneath the Property from that site. A grab-
groundwater sample collected from sample location GMX-26 in 2009(see Figure 2)contained TPH,
and therefore one sample is proposed close to that sample location. The third groundwater sample
location is located farther east, near the center of the 2295 S. MacArthur Drive parcel, to assess
groundwater conditions farther away from the adjacent release site.
Each of the three groundwater borings will be continuously logged. It is expected that groundwater
will be encountered at approximately 50 feet in depth. The three grab-groundwater samples will be
analyzed for TPH and volatile organic compounds(VOCs) including naphthalene. No soil samples
will be analyzed. If soil is encountered that is suspected of being impacted, then those samples will
TETRATECH GEO
2969 Prospect Park Drive,Suite 100,Rancho Cordova,CA 95670
Te1916.853.1800 Fax 916.853.1860 www.tetratechgeo.com www.tetratech.com
