1.0 INTRODUCTION <br /> Remcor, Inc. (Remcor) has prepared this Work Plan at the request of Southeastern Public <br /> Service Company (Southeastern) for a Phase II Investigation at the Tracy Cold Storage, Inc. <br /> (TCS, Inc.) facility in Tracy, California (Figure 1). This Work Plan has been developed <br /> using the results of a Phase I Environmental Site Assessment (FSA) of the facility completed <br /> by Remcor' (Remcor, June 17, 1994). <br /> 1.1 FACILITY DESCRIPTION <br /> The TCS, Inc. site is located in Tracy, San Joaquin County, California, Northwest 1/4, <br /> Section 27, Township 25, Range 5E., east of MacArthur Drive (Figure 1). The property is <br /> roughly rectangular in shape. The northwestern portion of the property is bounded by <br /> MacArthur Drive, to the north by the Southern Pacific Railroad, and bound on three remain- <br /> ing sides by agricultural properties. Across MacArthur Drive to the west, are vacant and <br /> residential properties. <br /> 1.2 CURRENT OPERATIONS <br /> TCS, Inc. has operated a commercial cold storage business at this facility (Figure 2) since <br /> June 1992. The commercial cold storage facility utilizes an ammonia refrigerant process for <br /> {� the refrigeration of various foodstuffs. A limited amount of dry storage at ambient tempera- <br /> tures is also provided at this site. <br /> The property includes approximately 8 acres of land and contains approximately 51,000 <br /> square feet (ft) under roof. Of the under roof total, 44,360 W are utilized for cold storage. <br /> The main refrigeration buildings are constructed of either wood and stucco or concrete.
