i <br /> CLEARWATER <br /> G R O U P, I N C <br /> 1 <br /> i <br /> 1.0 INTRODUCTION <br /> This report presents the results of a preliminary soil and groundwater investigation <br /> conducted by Clearwater Group, Inc. (Clearwater) on behalf of Mel Bokides <br /> Petroleum (MBP) at the MBP property located at 501 West Lodi Avenue in Lodi, <br /> California (Figure 1) <br />' 1.1 Site Description and Background <br /> The subject site is a service station located on the northwestern corner of the <br />' intersection of West Lodi Avenue and South Hutchins Street (Figure 1) The <br /> surrounding neighborhood consists of both residential and commercial buildings, <br /> the site is bounded on the north by residences and on the west by a strip mall. A <br /> i Jack-in-the-Box restaurant is located east (across South Hutchins Street) A Togo's <br /> Sandwich Shoppe (Togo's) and Kragen Auto Parts store are located south of the site <br /> across West Lodi Avenue <br /> Subsurface conditions at the Togo's location (previously a service station) have been <br /> assessed by Geocon Environmental Consultants (Geocon) on behalf of the Federal <br />' Deposit Insurance Corporation (FDIC) For the purpose of this report, the location <br /> now occupied by Togo's will be referred to as the FDIC site. A monitoring well <br /> (designated MW-5) was installed in the sidewalk immediately south of the MBP site <br /> as part of the FDIC site investigation (Figure 2) <br /> Three grades of unleaded gasoline are dispensed at the MBP property The fuel is <br />' stored in three 10,000-gallon underground storage tanks (USTs) located in the north <br /> central part of the property (Figure 2) <br />' MBP purchased the subject location approximately ten years ago, in early 1985 Prior <br /> othe purchase, the site was operated as a service station by others for approximately <br /> ten years The site history prior to 1975 is not presently known by MBP personnel <br /> 1.2 Purpose <br />' The purpose of this investigation is to evaluate the condition of soil and <br /> groundwater onsite in the immediate vicinity of existing USTs and fuel dispensers <br /> The work was conducted in accordance with Clearwater's Workplan For <br /> Preluninary Site Assessment, dated May 24, 1995 and the Site Safety Plan included in <br /> Appendix A. <br /> C-115 PRE AR 10/95 l October 11, 1995 <br />
