February 24,2020 <br /> BGG Job No. G123.02 <br /> SITE DESCRIPTION <br /> The subject 47-acre site is identified as Assessor's Parcel Number (APN) 205-08-004. The San <br /> Joaquin County planning department application number for the project is PA-1900083.The Site is <br /> located at 20679 East Highway 120 in Escalon, California. <br /> The site currently contains a residence, several agricultural buildings, and an active farming <br /> operation. The central, approximately 40-acre portion of the site is planted with mature almond <br /> trees. The southwestern, 2-acre portion of the site was recently cleared of orchard trees and is <br /> currently used for fruit and vegetable farming to support the produce stand operating at the site. A <br /> residence,a barn,several small agricultural buildings,and a gravel-covered parking area are located <br /> in the southern middle portion of the site,adjacent to Highway 120. The southeastern corner of the <br /> site is vacant.The relatively flat site has elevations between about 89 to 91 feet above mean sea level <br /> (MSL), according to Google Earth mapping. According to the San Joaquin County Community <br /> Development Department,the subject property is zoned AG, general agriculture. <br /> EXISTING AND PROPOSED SEPTIC SYSTEM USAGE <br /> Existing Septic System <br /> Two septic systems are currently located at the site. A 1,200-gallon septic tank for the existing <br /> private residence is located east of the residence and will remain in use for that purpose. An 800- <br /> gallon septic tank is located on the south side of the existing barn, which will be demolished and <br /> removed from use. <br /> Proposed Septic System <br /> A new 2,500-gallon septic system is proposed to serve the new winery facility. <br /> On-Site Septic Permit History <br /> The San Joaquin County Environmental Health Department septic permit files were searched for the <br /> Site address. No permits were identified. <br /> Existing Septic Tank Usage in the Vicinity <br /> To estimate the septic system usage in the area,we used professional judgement to identify potential <br /> septic systems that exist within approximately one square mile surrounding the project site. Google <br /> Earth imagery was utilized. Each building cluster on the photo was assumed to have one septic <br /> system,and sites perceived to be used for commercial or industrial purposes were assumed to have <br /> two septic systems. Using this method,it is estimated that approximately 25 to 35 septic systems per <br /> square mile are located in the immediate vicinity of the Site. <br /> The general site area primarily consists of orchards and row crop agricultural land with several ranch <br /> residences. <br /> Septic Permit History in the Vicinity <br /> A review of septic permits on file at the San Joaquin County Environmental Health Department for <br /> nearby properties indicated that most septic systems in the area utilize leach lines. <br /> BAEZ GEOTECHNICAL GROUP Soil Suitability Study and Nitrate Loading Study-Zinc House Winery Page 2 <br />
