CONFIDENTIAL 12686 Pmemko Rd.,Lockeford,California <br /> AN ES Project No.00111 <br /> 1.0 EXECUTIVE SUMMARY <br /> This report describes a limited Phase II Investigation conducted at the former Wood Fiber <br /> Products Site located at 12686 East Lock Road in Lockeford, California (Figure 1). The Phase II <br /> Investigation was performed in response to a Site visit in April 2000 conducted by Mr. Ted <br /> Norgard of the San Joaquin County Environmental Health Division. It was discovered that four dry <br /> wells in the evaporation holding pond were not permitted. <br /> Analysis results for soil samples collected from the bottom of dry wells indicate low <br /> concentrations of Total Petroleum Hydrocarbons (as gasoline), which do not appear to pose a <br /> significant threat to local groundwater. The limited impact to the soil within the evaporation <br /> holding pond (1-2 parts per million) appears to have been caused by prior on-site surface <br /> discharges from vehicles parked on the paved parking lot. <br /> 2.0 STATEMENT OF WORK <br /> 2.1 Purpose <br /> The purpose of this study was to assess the likelihood that potential environmental hazards are <br /> present in the evaporation holding pond located onsite. The evaporation pond collects storm <br /> water run-off through sheet flow from the subject Site's paved parking lot. Catchbasins <br /> connected through a storm drain system deposit the storm water in the holding pond. <br /> 2.2 Involved Parties <br /> Mr. Stan Olsen of Sanwa Bank California (the Client) of Los Angeles, California, engaged <br /> AMES of Foothill Ranch, California, to perform the Scope of Work as outlined in AMES <br /> Proposal dated May 19, 2000, as requested by San Joaquin County Environmental Health <br /> Division(Mr. Robert McClellon). <br /> 2.3 Scope of Work <br /> The following activities were conducted to assess the condition of subsurface material at the <br /> Property on May 23, 2000, as part of the limited Phase II ESA. <br /> • Soil Sampling <br /> • Certified Soil Sample Analysis <br /> • Preparation of this Report <br /> The findings of AMES's investigation are based on an assessment of existing conditions at the <br /> Site by qualified personnel at the time of inspection. This investigation was conducted on <br /> behalf of, and for the exclusive use of, Sanwa Bank California and AMES (their authorized <br /> representative ), solely as an assessment of the property. AMES's findings, and conclusions <br /> contained herein are subject to the Limitations in Section 8.0. <br /> 1 <br />
