This Phase I ESA was conducted in <br /> ' accordance with established Chevron Due Diligence Guide for Property Transactions: Undeveloped <br /> Sites; and,ASTM Practice E1527-00. The following Executive Summary outlines SECOR's findings and <br /> recommendations. Please read the report for a comprehensive accounting of investigative results. <br /> ' EXECUTIVE SUMMARY <br /> ' The purpose of the assessment was to obtain information regarding potential areas of environmental <br /> concern that may be associated with past, current, and/or future proposed land use, both on and in the <br /> vicinity of the Site.The Site consists of approximately 1.7 acres of land located at the northwest comer of <br /> ' Valpico Road and MacArthur Drive, in the City of Tracy, County of San Joaquin (Figure 1). <br /> The Site is currently vacant/undeveloped land. A Site Map is included as Figure 2. No surface staining <br /> or discolored soils were noted throughout the Site. There were no potential environmental concerns <br /> observed on the Site at the time of the Phase I Site reconnaissance on April 20,2004. Site photographs <br /> are included as Appendix A. <br /> ' The Site vicinity consists of vacant land and single-family residences to the north, MacArthur Drive and <br /> single-family residences to the east,Valpico Road and single-family residences to the south,and vacant <br /> land to the west. A Site Vicinity Map is included as Figure 3. <br /> ' A search for properties within 1-mile of the Site with environmental concerns was conducted and three <br /> properties were listed within 1-mile of the Site. SECOR determined that the listed facilities have not had <br /> ' potential releases to the environment that would likely impact soil and/or groundwater quality beneath the <br /> Site.
