2.0 SITE BACKGROUND <br /> The Stockton Savings Bank, Manteca Branch, is located on the west side of Main Street, <br /> north of Center Street in downtown Manteca, San Joaquin County, California. The Property <br /> is comprised of one single-story building situated on approximately 1.5 acres of land. The <br /> majority of the site is paved with asphalt, providing parking spaces for employees and <br /> customers on the north and west sides of the Property. Vegetation at the site is limited to <br /> landscaping, including manicured grasses, shrubs, and trees. A site layout map is provided <br /> on Figure 2. <br /> The closest state registered water wells to the Property are approximately 0.5 mile to the <br /> north, 0.8 mile to the east, 0.8 mile to the south, and 1.0 mile to the west of the Property. <br /> All four wells are registered to the City of Manteca. The closest public water supply well to <br /> the Property is registered to the Delicato Vineyards, which is located approximately <br /> 0.15 mile to the south of the Property. <br /> The land use of properties in the surrounding area are primarily commercial, retail, and <br /> residential in nature. <br /> 809-001.wkp/03-06-97/u/keydata/workplm 3 <br /> TerraNext <br />
