Survey Tests and O her Rep Buyer, at its sole cost and expense, may <br /> obtain (1)a current soils study of the Property by a licensed Company, (2) Environmental <br /> study of the Property by a properly licensed Company,and(3)a survey of the Property. <br /> (c,)- Access, Seller hereby grants to Buyer and its employees, representatives, <br /> agents, affiliates and independent contractors (Buyer and such parties being collectively <br /> referred to herein as the"Buyer's Parties')a nonexclusive licensc to enter upon the Property <br /> during a nonexclusive license to enter upon the Property during Escrow for the purpose of <br /> conducting studies,physical examinations,surveys and tests of the Property. Buyer shallnot <br /> disturb or remove any existing improvements on the Property in the course of Buyer's <br /> investigations. Buyer hereby indemnifies and agrees to defend and hold harmless Sellar and <br /> the Property from and against any and all damages,losses, expenses and liabilities,resulting <br /> from the activities of the Buyer's Parties.
