Kennedy/Jenks Consultants <br /> 5 FINDINGS AND CONCLUSIONS <br /> The following summanzes our observations and findings of potential environmental <br /> concerns at the site <br /> ' 1 The subject property is currently occupied by the Cunningham Hotel, the Shamrock <br /> Tavern, a meeting hall, two unoccupied buildings, and, a residential trailer The <br /> remainder of the subject property is paved and used for parking <br /> 2 Kennedy/Jenks did not gain access to certain areas within the subject property <br /> (1) 612 Market Street, (2) 624 Market Street, (3) the upper floors of 626-632 Market <br /> Street, (4) the residential trailer at 545 Washington Street, and (5) the southern <br /> portion of the second floor of 602 Market Street The scope of this report is, <br /> therefore, limited to exterior observations of those properties as visible from public <br /> ' right-of-ways <br /> 3 A gasoline underground storage tank was removed from the south end of 636- <br /> 640 Market Street Soil samples taken at the time the tank was removed indicated <br /> that only minor concentrations of motor oil and fuel hydrocarbons were found in two <br /> samples No benzene concentrations were found and no offsite disposal of soils <br /> was necessary Soil from the tank removal project was returned to the excavation <br /> and the site closed A letter from the San Joaquin County Public Health Services, <br /> dated May 5, 1993, indicated that the site requires "no further action "A sump <br /> associated with the former automotive repair facility remains onsite It could not be <br /> determined from the available information, if environmental samples were collected <br /> in the vicinity of the dispensing island <br /> 4 The Sanborn Fire Insurance Map for 1950 indicated the presence of gasoline and <br /> oil USTs in the parking lot at 639-645 Washington Street It is unknown if these <br /> USTs were removed The area is currently a paved parking area Sanborn Maps <br /> also indicate the presence of boilers on the subject property Fuel USTs are <br /> commonly associated with these boilers The status of the boilers and USTs, if any, <br /> is unknown <br /> 5 Regulatory file review identified four LUST sites within a 118-mile radius of the site <br /> Two of the sites are in the apparent crossgradient of the subject property and one is <br /> downgradient The site that is in the apparent upgradient of the subject property is <br /> 0 9-mile south, and due to the distance, unlikely to impact the subject property <br /> 6 The first floor of the Cunningham Hotel at 620-622 Market Street was previously <br /> used for automotive repair The rear of the building contains a roundtable, service <br /> pit, and sump The service pit may contain a floor drain, and oil staining was <br /> observed on the walls and floor of the pit It is unknown whether the sump has <br /> leaked <br /> 7 During the site reconnaissance, two fill ports were observed on the sidewalk in front <br /> of the Cunningham Hotel at 620-622 Market Street Their presence may indicate <br /> the presence of a fuel oil UST formerly used to fire the boiler which provides steam <br /> heat to the hotel <br /> ' i yob1909WO14=text dao 16 <br />
