Kennedy/Jenks Consultants <br /> 2 SITE DESCRIPTION <br /> 21 Location and Legal Description <br /> The subject property, located within the block bounded by Market, Stanislaus, Washington, <br /> and American Streets, comprises approximately 87,500 square feet and is located in the <br /> central downtown area of Stockton, California All individual properties within the street <br /> boundaries noted above are collectively the subject of this report except for the parcel <br /> identified as 644 and 648 East Market Street located on the northeast corner of the block <br /> The subject property and surrounding vicinity are shown on Figures 1, 2, and 3 <br /> 22 General Site and Vicinity Characteristics <br /> The subject property is irregularly shaped and comprises approximately 87,500 square <br /> feet The property is developed with one three-story building, two two-story buildings, two <br /> one-story buildings, and a residential trailer The remainder of the property is either <br /> asphalt or concrete paved and is used for parking The subject property is bordered by <br /> Market Street to the north, Washington Street to the south, American Street to the west, <br /> and Stanislaus Street to the east The character of the surrounding vicinity is principally <br /> commercial, consisting of single- and multi-story office buildings, a dry cleaner, newspaper, <br /> restaurants/cafes, automotive repair, and retail businesses <br /> 23 Site Description and Current Use <br /> Mr Paul Sundburg and Ms Margaret Bernard of Kennedy/Jenks visited the subject <br /> property on 4 March and 6 March 1996 to conduct a visual reconnaissance of site <br /> conditions Mr Steve Peterson of Stockton Newspapers provided access to the building <br /> located at 602-609 Market Street which also had entrances at 119 and 112 American <br /> Street Mr Jeff Freitas, Real Property Agent for the City of Stockton provided access to <br /> the Cunningham Hotel at 620-622 Market Street Mr Sonny Patel, the hotel manager, <br /> accompanied Kennedy/Jenks and answered questions during the assessment of the hotel <br /> Mr Freitas was unable to contact the occupant of 612 Market or the owner of the <br /> unoccupied building at 624-632 Market, however, 626 and 632 Market were unlocked and <br /> entry was possible through a broken door 624 Market and the flats above 626 and 632 <br /> Market were not entered Each building is discussed in greater detail below, and its <br /> location shown on Figure 2 <br /> 2 3 1 602 Market Street <br /> This building, identified for the purposes of this report as 602 Market Street, actually covers <br /> several street addresses, including 602-608 Market Street and 110-112 Amencan Street <br /> The building is of a brick construction with two stories above grade and a partial basement <br /> Intenor walls and ceilings are plaster, and floors have a vanety of vinyl the and sheet <br /> flooring The only business currently operating in the building is the Shamrock Tavern <br /> occupying the northwest comer of the building at street level and the basement area Steel <br /> doors in the Market Street sidewalk lead downstairs to the basement storage area The <br /> tavern's public area, small food preparation area, and office area are located at street level, <br /> while a card room and storage and heating facilities occupy the basement area The <br /> heating system is natural gas fired The remaining portion of the street level floor(to the <br /> south) is vacant The majority of the second (upper) floor is occupied by an abandoned <br /> i yob19WGW14=text doc 2 <br />
