Page 2
Johnson International
October 22, 1999
Job No. 581-103
by Pacific Gas and Electric (PG&E) Service Center access road to the west. The San Joaquin
County Assessor's Parcel Number (APN) for the subject property is 250-020-030. The subject site
location and layout are shown on the attached Plates 1 and 2. The property is presently vacant and
apparently unused. Evidence suggests that the site has recently been disced. The easterly margins
of the property are landscaped and include several trees and shrubs. The property is flat-and
featureless with the exception of railroad tracks on the easterly and southerly portions of the
property. Our research indicates that the subject property has never been developed and has been
used for agriculture for more than 60 years.
KNOWN AREA ENVIRONMENTAL CONDITIONS
Environmental sampling and monitoring by others have revealed relatively low concentrations of
the Volatile Organic Compounds (VOCs) in groundwater within the immediate vicinity of the
subject property; this regional VOC contamination has been attributed to a Union Pacific Railyard
site located more than one mile southerly of the subject property. We understand that the limits of
these contaminants in groundwater has not been fully determined. In addition petroleum
hydrocarbon contamination has been documented immediately northerly and westerly of the
subject property. Conditions at the northerly Mobil Bulk Oil plant northerly of the subject property
and the Doane Products site westerly of the property were discussed in our referenced Phase I
report and are not reiterated herein.
GROUNDWATER SAMPLING
Our firm supervised two exploratory drillings (BI and B2) in the central and southwesterly
portions of the property (see Plate 2). Prior to exploratory activities, Underground Service Alert
was notified, and the necessary drilling permitting were obtained through the San Joaquin
County Public Heath Services Department (SJCPHSD).
The drilling was be performed by a California-licensed drilling contractor utilizing truck-
mounted GeoProbe direct push equipment. Approximate 1.5" diameter borings were extend to
maximum depths on the order of 16 feet; groundwater was engaged using hydropunch
equipment. One "grab" groundwater sample was obtained from each boring. No auger cuttings
were generated. The borings will be backfilled with neat cement grout to the surface with
SJCPHSD oversight. All field operations were supervised by an experienced Geologist from this
office. Drilling and sampling equipment were thoroughly cleansed with an Alconox cleansing
solution prior each sampling event.
The groundwater samples were logged onto a chain-of-custody form and transported to a California
