MacArthur Road, Tracy, California
1.0 PROJECT IDENTIFICATION
Larkspur Estates is a proposed subdivision that Bright Development is interested in
purchasing within the next two to three weeks. The property is adjacent to a facility
known as the Tracy Oil Pit:
Site: TRACY OIL PIT
Address: VALPICO RD, 1/2 MILE EAST OF TRACY BLVD
City: TRACY
Map Loc: 22 -within 1/2-3/4 mile NE of the subject
Status: EPA ID#:39400005 110
Status:
NFRAP No Further Remedial Action Planned sites(CERCLIS)
As of February 1995, CERCLIS sites designated 'No Further Remedial Action Planned' NFRAP have
been removed from CERCLIS. NFRAP sites may be sites where, following an initial investigation, no
contamination was found, contamination was removed quickly without the site being placed on the NPL,
or the contamination was not serious enough to require Federal Superfund action or NPL consideration.
EPA has removed these NFRAP sites from CERCLIS to lift unintended barriers to the redevelopment of
these properties. This policy change is part of EPA's Brownfields Redevelopment Program to help cities,
states, private investors and affected citizens promote economic redevelopment of unproductive urban
sites.
Bright Development has a concern that contamination, currently classified for not further
action at the Tracy Oil Pit, may have impacted the soil and groundwater at Larkspur
Estates.
The decision to purchase this property must be made within a short time but our driller is
usually booked a month in advance. Bright has asked us if we can conduct the sampling
