I Fe A r W C. -
May 29, 1997
Ms. Donna DiRocco j
'' I c
Bank of America
4000 MacArthur Boulevard, Suite 100
Newport Beach, California 92660
Subject: Results of the Phase II Subsurface Investigation at the Bank of America
Ripon Branch No. 0852, Located at 234 West Main Street, Ripon, California.
ES Number 307213
Versar Project No. 3622-500
Dear Ms. DiRocco:
Versar, Inc. (Versar) is pleased to present this letter report summarizing our Phase lI
subsurface investigation at the Bank of America Ripon, Branch No. 0234, located at 234 West
Main Street, Ripon, California(Site). Figures 1 and 2, included in Attachment I, show the Site
location and Site plan, respectively. The investigation included collecting soil and groundwater
samples from four soil boreholes (BH-1, 131-1-2, 131-1-3 and 131-1-4) drilled at the Site, as shown in
Figure 1, Attachment I. The investigation was conducted to assess if there are releases to soil or
groundwater from former facilities located at the Site. These former facilities were identified
during Versar's Phase I Environmental Site Assessment (ESA), dated April 24, 1997, and
subsequent telephone interview with Mr. Don Skatlin, Ripon City Commissioner and local
historian.
Phase I Environmental Site Assessment Findings
As part of the Phase I ESA, Versar reviewed Sanborn Fire Insurance Maps of the Site
area. The Sanborn Fire Insurance Map for 1933 shows a building on the eastern portion of the
Site with references to the use of gas and oil on the property. A copy of the 1933 Sanborn Fire
Insurance Map is included as Attachment II.
Telephone Interview
Versar Senior Geologist Mr. Tim Berger conducted a telephone interview with Mr.
Skatlin, a Ripon City Commissioner and local historian. Mr. Berger was informed that the Site
had been used as an automobile dealership and repair facility until the 1940's. The dealership
was located in the eastern portion of the Site building, and the repair facility in the western
portion of the Site building. Mr. Skatlin recalled the use of small quantities of gasoline and oil
on the Site, but no solvents. Waste oil from the repair facility was reported to have been likely
sold to local farmers for weed control, road oil, and for use in smudge pots to protect crops from
frost damage. A service station was recalled to have been located at the location of the current
Ripon Athletic Club. The garage/dealership was recalled to have had one owner.
HTROJECTSWFAMPOMRIPONWPD - SACRAMENTO OFFICE -
7844 MADISON AVENUE,SUITE 167-FAIR OAKS, CALIFORNIA 95628-TELEPHONE: (916)962-1612 FAX: (916)962-2678
