Executive Summary <br /> On June 20, 1995 Tiki Lagun Resort&Marina retained Blasland,Bouck&Lee, <br /> `" Inc. (BBL) to perform a Phase I Environmental Site Assessment of the Tiki <br /> Lagun Resort&Marina located near Stockton, California. The approximately <br /> 8.6 acre property gently slopes toward the Turner Cut Marina and is bisected by <br /> 6— West McDonald Road. The marina covers approximately 7.7 acres of leased <br /> water. The following summarizes our findings. <br /> s- The subject property is used as the Tiki Lagun Resort&Marina. The marina <br /> consists of three covered boat sheds with 271 boat slips, a concrete launch <br /> ramp, and a marine fueling dock. The campground has 40 RV sites and 64 <br /> •— tent sites. There is a resident house (approx. 1,200 square feet), an <br /> office/store (approx. 600 square feet), a pump house (approx. 500 square <br /> feet),an old pump house(approx.200 square feet), laundry facilities and hot <br /> �.. water showers. <br /> • The subject property has four above ground storage tanks(ASTs); one 4,000 <br /> i. gallon super unleaded gasoline tank,one 4,000 gallon plus unleaded gasoline <br /> tank,one 2,000 gallon diesel tank,and an above ground 1,500 gallon propane <br /> tank. The diesel AST was installed in 1993. Prior to that time there was a <br /> �. 2,000 gallon diesel underground storage tank(UST)tank which was removed <br /> on December 16, 1993. According to the San Joaquin County Tank Removal <br /> Inspection Report, odors or ground water were not encountered during the <br /> excavation and removal. During the removal two soil samples were collected <br /> and analyzed for lead, ethylene dibromide, and volatile hydrocarbons as <br /> gasoline,with benzene,toluene,ethylbenzene,and xylene. Analytical results <br /> �. from McCampbell Analytical Inc.of Pacheco showed lead at levels of 10 and <br /> 5.2 mg/kg in sample T1-B and TI-S respectively, and levels of Total <br /> Petroleum Hydrocarbons TPH- gasoline(6.7 mg/kg),benzene(0.34 mg/kg,) <br /> 16. toluene(0.50 mg/kg),ethylbenzene(0.090 mg/kg),and xylenes(0.11 mg/kg) <br /> in sample T1-B;no other compounds were detected. On September 26, 1995, <br /> Blasland, Bouck& Lee, Inc. conducted a re-excavation of the tank area and <br /> collected eight soil samples. Laboratory analysis revealed all analates below <br /> detectable levels. <br /> • The review of federal, state, and county regulatory agency reports identified <br /> the subject site as having an underground storage tank. No other sites were <br /> identified within the vicinity of the subject property. <br /> Local regulatory agency records from the Environmental Health Division of <br /> the San Joaquin County Public Health Services(PHS/EHD)revealed that an <br /> underground diesel storage tank had been removed on September 16, 1993, <br /> and that a "Notice of Reimbursement" was issued notifying Tiki Lagun <br /> Resort & Marina that they had been assigned to the PHS/EHD Local UST <br /> Oversight Program. <br /> of Sewage generated at the site is discharged to several on-site septic tanks. <br /> BLASLAND,BOUCK&LEE,INC. <br /> --5[7/96 engineers & scientists 1 <br />
