(Arcadis) has prepared this Work Plan to conduct a Limited Phase II Environmental Site <br /> Assessment(ESA)for the Super Store Industries (SSI) property located at 16888 McKinley Avenue in Lathrop, <br /> California (the Site; Figure 1). The proposed scope of work is related to real estate due diligence activities <br /> focused on determining the presence or absence of a release associated with several features located within the <br /> vicinity of a truck maintenance and truck wash building. The proposed work is not being performed for any <br /> regulatory agency, but rather for the two involved private parties. A copy of the access agreement agreed upon by <br /> these parties is included as Attachment A. <br /> The proposed areas of concern that will be investigated include: <br /> • Two underground storage tanks (USTs) containing diesel, and associated dispensers. <br /> • Two 550-gallon USTs likely containing new and used oil. <br /> • Two oil/water separator units connected to the truck maintenance building and truck wash building. <br /> These areas are depicted on the attached Figure 1. A larger site map is also included as Figure 2 which depicts <br /> the location of the truck maintenance and truck wash buildings in relation to the larger Site. <br /> Scope of Work <br /> The limited Phase II ESA will consist of the installation of 15 soil borings and 3 temporary soil vapor monitoring <br /> points for the purposes of collecting soil, groundwater, and soil vapor samples for laboratory analysis. <br /> Preliminary Activities <br /> Arcadis will perform the following activities prior to commencing drilling and sampling activities: <br /> • Obtain necessary Site access agreements, <br /> • Prepare a site-specific Health and Safety Plan, <br /> • Mark the Site and open a One Call (811)ticket as required by state law, <br /> • Conduct a private utility clearance survey to identify the locations of subsurface utilities and features, and <br /> • Obtain required drilling permit(s)from the San Joaquin County Health Department. <br /> 1/3 <br />
