s" <br /> CONDITIONS OF APPROVAL <br /> MS-90-6 <br /> James Emerson <br /> Unless otherwise specified , all conditions of approval shall <br /> be complied with prior_ to the approval of the Parcel P1ap . <br /> 1 . PUBLIC WORKS DEPARTMENT <br /> a . A parcel map is required. <br /> b. Parcels shall be designed in numbers - Parcel "A" is <br /> Parcel 1 , Parcel "B" is Parcel 2 or remainder. <br /> C. A 15-foot wide roadway dedication is required on Waterloo <br /> Road (State Route 88 ) along the frontage Parcel 1 of APN <br /> 089-060--47 . The construction of the frontage <br /> improvements may be deferred at the option of the <br /> Department of: Public Works , in which event the owner_ <br /> shall execute a Deferred Frontage Improvement Agreement <br /> prior to approval of the Parcel Map (A $250 . 00 fee is <br /> required for processing per Ord . No. 3337 in addition to <br /> a copy of the Grant Deed and an engineer ' s estimate with <br /> a drawing of the required frontage improvements on a form <br /> to be supplied by the Public Works Department . ) <br /> d . A 15-foot wide roadway Irrevocable Offer to dedicate is <br /> required on Parcel 2 along the frontage of APN <br /> 089-060-47 . <br /> e. Parcel 1 shall be minimum 1 . 5 acre after the roadway <br /> dedication. <br /> 2 . PUBLIC HEALTH SERVICES <br /> a. Construction of an individual domestic water well under a <br /> well permit and inspection by the Environmental Health <br /> Division. <br /> b. This proposed division of land shall meet the Rules and <br /> Regulations of San Joaquin County Ordinance No. 549 . A <br /> percolation test and a sewage disposal area as determined <br /> by the percolation test is required for Environmental <br /> Health Division approval . A permit for the percolation <br /> test from the Environmental Health Division is required. <br /> C. Construct an individual sewage disposal system under a <br /> permit and inspection by the Environmental Health <br /> Division prior to occupancy . <br />
