E05120B <br /> LIMITED PHASE II ENVIRONMENTAL SITE ASSESSMENT <br /> AND SUMMARY OF PROJECT TO DATE <br /> MACHADO PROPERTY <br /> 22261 MOUNTAIN HOUSE PARKWAY <br /> TRACY, CALIFORNIA <br /> 1.0 INTRODUCTION <br /> Neil O.Anderson&Associates,Inc. (NCA) has been retained by Mr.Joseph Rivani of Global <br /> Investment&Development,LLC (Global) to perform a Limited Phase II Environmental Site <br /> • Assessment (Phase II) as part of their due diligence process for the subject Site. The purpose of the <br /> Phase II was to investigate the Site for evidence of any impacts to soil and/or ground water quality <br /> from the former dairy operation and surficial staining associated with vehicle maintenance. Global <br /> has also retained NOA to review a concurrent investigation by Clayton Group Services and to <br /> provide general project guidance as pertains to environmental issues on the Site. Global intends to <br /> develop the Site with single-family residences, an elementary school, and commercial and industrial <br /> structures. <br /> The Site is located at the southwest corner of Mountain House Parkway and Grant Line Road, <br /> approximately three miles west of Tracy, California (Plate 1). The property consists of a <br /> rectangular, 148-acre parcel (APN 209-060-08). The northeast corner of the property is a dairy and <br /> residential area,including a milk barn, shop,corrals,manure ponds,residence,garage, and five <br /> mobile homes. The remainder of the property is grazing land. Two co-located former Shell crude <br /> oil pipelines cross the Site. Easements on the north and east borders of the Site are currently being <br /> graded by Teichert Construction. <br /> 1.1 Site History <br /> According to information discovered during the production of the Surface and Subsurface <br /> Contamination Report,' the Site has been used as a dairy since the 1950s.
