PREVIOUSLY APPROVED FINDINGS FOR SITE APPROVAL <br /> PA- 1800056 <br /> HAROLD & CARYL LEPELLEY TR <br /> 1 . The proposed use is consistent with the goals , policies , standards , and maps of the General Plan , an <br /> applicable Master Plan , Specific Plan , and Special Purpose Plan , and any other applicable plan <br /> adopted by the County . <br /> • This Finding can be made because the Liquor Sales on Premises - Limited use type may be <br /> conditionally permitted in the Community Commercial ( C = C ) zone subject tG an approved <br /> Site Approval application . The use type is consistent with the Community Commercial ( CIC ) <br /> General Plan designation . The proposed bar is consistent with the goals , policies_, <br /> standards , and maps of the General Plan , and there are no Master Plans or Special Purpose <br /> Plan applicable to this site . <br /> 2 . Adequate utilities , roadway improvements , roadway improvements , sanitation , water supply , drainage , <br /> and other necessary facilities have been provided , and the proposed improvements are properly related <br /> to existing and proposed roadways . <br /> • This Finding can be made because adequate utilities , services , and parking have been <br /> provided . The project will be served by the Lockeford Community Services District for water, <br /> and sewer services . The five ( 5 ) parking spaces on the developed parcel , and the eleven ( 11 ) <br /> parking spaces on the parking parcel as permitted by Development Title 9 - 1015 . 4(A) will be <br /> sufficient to accommodate the proposed bar . The Department of Public Works will require , <br /> as a Condition of Approval , the State Route 12/88 frontage shall be improved to include <br /> sidewalk , curb and gutter along the parcel (APN 019 - 050- 03 ) frontage to match the existing <br /> on the west side of the property . The improvements shall also include driveway access . <br /> 3 . The site is physically suitable for the type of development and for the intensity of development . <br /> • This finding can be made because the 0 . 15 acre parcel to be utilized for the proposed bar is <br /> of adequate size and shape to accommodate the proposed use and all yards , building <br /> setbacks , parking areas , and other requirements of the Development Title . <br /> 4 . Issuance of the permit will not be significantly detrimental to the public health , safety, or welfare , or be <br /> injurious to the property or improvements of adjacent properties . <br /> • This Finding can be made because an Initial Study prepared for this project found no <br /> potentially significant environmental impacts . The project is not anticipated to be injurious <br /> to the property or improvements on adjacent properties . <br /> 5 . The Use is compatible with adjoining land uses . <br /> • This Finding can be made because the proposed use will not interfere with nor alter the <br /> current land uses on adjacent properties . The surrounding land uses are commercial , and <br /> residential . The proposed use may be conditionally permitted on this C -C zoned parcel subject <br /> to an approved Site Approval application . The nearest residence is located approximately 44 <br /> feet south of the project site . Any impacts that could affect adjoining land uses will be <br /> . mitigated with Conditions of Approval . <br /> PA- 1800056 - Findings 1 <br />
