PREVIOUSLY APPROVED FINDINGS FOR SITE APPROVAL <br /> PA- 1700258 <br /> JASDEEP SINGH AND HARMINDER KAUR/QUARTAROLI & ASSOCIATES , INC . <br /> 1 . The proposed use is consistent with the goals , policies , standards , and maps of the General Plan , any <br /> applicable Master Plan , Specific Plan , and Special Purpose Plan , and any other applicable plan adopted <br /> by the County . <br /> • This finding can be made because the Truck Sales and Services - Parking Use Type may be <br /> conditionally permitted in the I =W (Warehouse) zone with an approved Site Approval <br /> application . The I -W zone implements the General Plan ' s I/ L ( Limited Industrial ) designation . <br /> The subject parcel has the I/ L General Plan designation and is zoned I -W . Therefore , the use <br /> is consistent with the goals , policies , standards , and maps of the General Plan . There are <br /> no Master Plans , Specific Plans , and /or Special Purpose Plans in the project vicinity . <br /> 2 . Adequate utilities , roadway improvements , sanitation , water supply, drainage , and other necessary <br /> facilities have been provided , and the proposed improvements are properly related to existing and <br /> proposed roadways . <br /> • This finding can be made because the 41 . 11 -acre parcel is of adequate size and shape to <br /> accommodate the proposed truck parking operation and all necessary improvements . The <br /> site plan shows that there is sufficient area for parking and circulation , in compliance with <br /> Standards of the Development Title . <br /> 3 . The site is physically suitable for the type of development and for the intensity of development . <br /> • This finding can be made because the parcel is of adequate size and shape to accommodate <br /> the proposed uses and the requirements of the Development Title . The Site Plan shows <br /> there is sufficient area for parking and circulation in compliance with Standards of the <br /> Development Title . The applicant has requested a modification to the required dimensions <br /> for trailer storage spaces from a 15 -foot width to a 12 -foot width to better accommodate the <br /> storage configuration needed for the trailers . The site is of adequate size to allow for 15-foot <br /> wide spaces ; however, the 12 -foot wide spaces are more suitable to the actual use . <br /> 4 . Issuance of the permit will not be significantly detrimental to the public health , safety, or welfare or be <br /> injurious to the property or improvements of adjacent properties . <br /> • This finding can be made because the Initial Study prepared for this project found no <br /> potentially significant environmental impacts . <br /> 5 . The use is compatible with adjoining land uses . <br /> • This finding can be made because the proposed uses will not interfere with nor alter the <br /> current land uses on adjacent properties . Surrounding _ properties are mainly agricultural with <br /> scattered residences , and industrial . The nearest residence is on the adjacent parcel to the <br /> west and is 540 feet from the property line . The proposed use may be conditionally permitted <br /> in the I -W zone subject to an approved Site Approval application . <br /> PA- 1700258 - Findings 1 <br />
