CONDITIONS OF APPROVAL <br /> MS-90-20 <br /> Edwin Sharp <br /> Unless otherwise specified , all conditions of approval shall <br /> be complied with prior to the approval of the Parcel flap. <br /> 1 . PUBLIC WORKS DEPARTMENT <br /> a . A parcel map is required. <br /> b. A roadway dedication along the frontage of North Ripon <br /> Road shall be required to result a 30-foot wide of <br /> roadway from the center line of the North Ripon Road . A <br /> dedication of 20 ' x 20 ' corner cut-off at the <br /> intersection of North Ripon Road and the private road <br /> shall be required . <br /> C. The frontage improvements for North Ripon Road shall be <br /> constructed in conformance with the standards for <br /> one-half of. a 60-foot right-of-way rural street . The <br /> construction of the frontage improvements may be deferred <br /> at the option of the Department of Public Works , in which <br /> event the owner shall execute a Deferred Frontage <br /> Improvement Agreement prior to approval of the Parcel flap <br /> (A $250 . 00 fee is required for processing per Ord . No. <br /> 3337 in addition to a copy of the Grant Deed and an <br /> engineer ' s estimate with a drawing of the required <br /> frontage improvements on a form to be supplied by the <br /> Public Works Department. ) <br /> d. An Irrevocable Offer to dedicate roadway is required on <br /> It-he north frontage of APN 261-030-02 to resulted a <br /> 42-foot wide roadway from the center line of the extend <br /> River Road . <br /> e . The frontage improvements for the extended River Road <br /> shall be constructed in conformance with the standards <br /> for one-half of an 84-foot right-of-way rural street. <br /> The construction of the frontage improvements may be <br /> deferred at the option of the Department of Public Works , <br /> in which event the owner shall execute a Deferred <br /> Frontage Improvement Agreement prior to approval of the <br /> Parcel Map (A $250 . 00 fee is required for processing per <br /> Ord. No. 3337 in addition to a copy of the Grant Deed and <br /> an engineer ' s estimate with a drawing of the required <br /> frontage improvements on a form to be supplied by the <br /> Public Works Department. ) <br /> f . A 10-foot Public Utility Easement along the frontage of <br /> North Ripon Road shall be required . <br /> g .
