DEPARTMENT OF PUBLIC WORKS: <br /> Conditions of Approval: <br /> a. Access on Ahern Road shall be restricted to the far <br /> northwest end of Parcel 1. <br /> b. The frontage improvement for Ahern Road shall be <br /> constructed in conformance with the standards for one- <br /> half of a 50-foot right-of-way commercial street at the <br /> time of issuance of building permit or other grant of <br /> approval for development. The requirement for frontage <br /> improvement shall be noticed by a statement on the Parcel <br /> Map. <br /> C. Dedication, improvements, and permits shall be as <br /> required by Caltrans along the intersection of State <br /> Highway 33 and Interstate 5 southbound off ramp. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> d. A Parcel Map is required. <br /> e. Public Systems for water and sanitary sewer services <br /> shall be required. <br /> f. The Traffic Impact Mitigation Fee will be required for <br /> this development. (The fee currently is $17, 010. 00 per <br /> 1, 000 square feet. The fee will be automatically <br /> adjusted annually by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. ) <br /> g. A Utility Services Facilities Plan is required. <br />
