CONDITIONS OF APPROVAL <br /> MS-90-29 <br /> MICHAEL JOHNSON <br /> Unless otherwise specified , all conditions of approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> i . PUBLIC WORKS DEPARTMENT <br /> a. A parcel map is required . <br /> b. An Irrevocable Offer to Dedicate of the 10-foot wide <br /> roadway right-of-way is required along the frontage of <br /> APN 207-210-6 on Edwards Avenue. <br /> C . The frontage improvements for Edwards Avenue shall be <br /> constructed in conformance with the standards for one- <br /> half of a 60-foot right-of-way street "time of permit" . <br /> The construction of the frontage improvements may be <br /> deferred at the option of the Department of Public <br /> Works, in which event the owner shall execute a <br /> Deferred Frontage Improvement Agreement prior to <br /> issuance of building permit or other grant of approval <br /> for the development. (A $250 . 00 fee is required for <br /> processing per Ord . No. 3337 in addition to a copy of <br /> the Grant Deed and an engineer ' s estimate with a <br /> drawing of the required frontage improvements on a form <br /> to be supplied by the Public Works Department. ) <br /> d . Traffic Impact Mitigation Fee will be required at the <br /> time of issuing building permits or other grant of <br /> approval for the development. <br /> e. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> 2 . PACIFIC GAS & ELECTRIC <br /> a. Public utility easements are required as per the <br /> October 5 , 1989 letter from PG&E (Attached) . The <br /> easements shall be shown on the Recorded Parcel Map . <br /> 3 . OAKDALE IRRIGATION DISTRICT <br /> a. Private right-of-way easements are required as <br /> requested by Oakdale Irrigation District and shall be <br /> recorded on the Parcel Map . <br />
