CONDITIONS OF APPROVAL <br /> MS-90-31 <br /> DANIEL & KATHLENE RILEY <br /> Unless otherwise specified, all conditions of approval shall <br /> be complied with prior to the approval of the Parcel Map. <br /> 1 . DEPARTMENT OF PUBLIC WORKS <br /> a. A Parcel Map is required . <br /> b. The Lathrop Traffic Impact Mitigation Fee will be <br /> required for this development . (The fee currently is <br /> $380 . 00 per unit of single family home. The fee shall <br /> be automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering <br /> News Record. ) <br /> C. The frontage improvements for "I" Street and Sixth <br /> Street shall be constructed in conformance with the <br /> standards for one-half of a 50-foot right-of-way city <br /> street . The construction of the frontage improvements <br /> may be deferred upon execution by the owner of a <br /> Deferred Frontage Improvement Agreement prior to the <br /> approval of the Parcel Map. (A $250 . 00 fee is required <br /> for processing per Ord . No. 3337 in addition to a copy <br /> of the Grant Deed and an Engineers estimate with a <br /> drawing of the required frontage improvements on a form <br /> to be supplied by the Public Works Department . ) <br /> d . Drainage shall be provided to meet the requirements of <br /> the City and to provide adequate drainage for the <br /> development . The developer shall pay his proportionate <br /> share of the Lathrop Area of Benefit No. 6 drainage <br /> fees of $350 .00 . <br /> e. The public sewer and water system shall be constructed <br /> in conformance with the requirements of the Local <br /> Health District , the City of Lathrop, an the Lathrop <br /> County Water District . <br /> f . Easements for utilities shall be as required by Pacific <br /> Gas & Electric Company and all other public utilities . <br /> g. An Encroachment Permit shall be required for work <br /> within the street right-of-way. <br />
