^ . <br /> AMENDED <br /> CONDITIONS OF APPROVAL <br /> LARNCE TITSWORTH <br /> MS-90-42 <br /> Unless otherwise specified , all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1 . DEPARTMENT OF PUBLIC WORKS <br /> *a. A parcel map is required . <br /> *b. The Traffic Impact Mitigation Fee will be required for <br /> this subdivision . The fee is due at the time of <br /> issuance of a building permit. (The fee currently is <br /> #2,672.00 for each single family dwelling unit. The <br /> fee shall be automatically adjusted annually be the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record . ) Resolution R-89-946 suspends <br /> the fee until February 1 , 1990. <br /> *c . Dedication to result in a 25 foot wide right-of-way <br /> from the centerline of Priest Road to the property line <br /> shall be required across the frontage of APN 193-220- <br /> 54. <br /> d . The frontage improvements for Priest Road shall be <br /> constructed in conformance with the standards for one- <br /> half of a 50-foot right-of-way rural street. The <br /> construction of the frontage improvements will be <br /> deferred , upon the execution by the owner of a Deferred <br /> Frontage Improvement Agreement, prior to approval of <br /> the Parcel Map. (A$250 .00 fee is required for <br /> processing per Ord . No. 3337 in additions to a copy of <br /> the Grant Deed and an Engineer ' s estimate with a <br /> drawing of the required frontage improvements on a form <br /> to gbe supplied by the Public Works Department. ) <br /> e. Requirements for construction of improvements shall be <br /> noticed be a statement on the Parcel Map. <br /> f . The owner shall execute an Irrevocable Offer to <br /> Dedicate a fifty foot (50' ) wide strip between Parcel 1 <br /> and 4 from Priest Road to the east line of Parcel 1 and <br /> 4 . <br />
