CONDITIONS. OF APPROVAL <br /> CHARES WIRL <br /> MS 90 -41 <br /> Unless otherwise specified , all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel 11ap. <br /> 1 . DEPARTMENT OF PUBLIC WORKS <br /> a . Dedication to result in a 25-foot wide right-of-way <br /> from the centerline of Tokay Colony Road to the <br /> property line shall be required across the frontage of <br /> Parcels #1 and #2 . <br /> b. The frontage improvements for Tokay Colony Road shall <br /> be constructed in conformance with the standards for <br /> one-half_ of a 50-foot right-of-way rural street . The <br /> construction of the frontage improvements will be <br /> deferred , upon execution by the owner of a Deferred <br /> Frontage Improvement Agreement, prior to approval of <br /> the Parcel Map. (A $250 . 00 fee is required for <br /> processing per Ord . No. 3337 in addition to a copy of <br /> the Grant Deed and an Engineer ' s estimate with a <br /> drawing of the required frontage improvements on a form <br /> to be supplied by the Public Works Department) . <br /> C. Requirements for construction of improvements . shall be <br /> noticed by a statement on the Parcel Map . <br />
