a <br /> REVISED <br /> CONDITIONS OF APPROVAL <br /> VANDER VEEN <br /> MS-90-44 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. An Irrevocable offer of Dedication to result in a fifty-five <br /> feet (55 ' from the centerline of State Route 120 to the <br /> property line) wide right-of-way across the frontage of Parcel <br /> 2 . <br /> b. Access rights shall be dedicated and restricted for Parcel 2 <br /> along the frontage of State Route 120. <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> C. A Parcel Map is required. <br /> d. A terminal drainage system shall be provided to meet the <br /> requirements of the County, South San Joaquin Irrigation <br /> District, and to provide adequate drainage for the <br /> subdivision. In the event that South San Joaquin Irrigation <br /> District does not allow discharging storm drainage into their <br /> system, a storm drainage pond will be required. <br /> e. A County Services Area shall be formed prior to the approval <br /> of the Parcel Map to provide for the operation, maintenance, <br /> and improvement of the terminal storm drainage facility. <br /> 2 . ENVIRONMENTAL HEALTH DIVISION <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> a. Connection to a public sewer system is required if it is <br /> available. <br />
