1 <br /> CONDITIONS OF APPROVAL <br /> SAARLOOS <br /> MS-90-46 <br /> Unless otherwise specified , all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1 . DEPARTMENT OF PUBLIC WORKS <br /> *a . A Parcel Map is required . <br /> *b . The Traffic Impact Mitigation Fee will be required for <br /> this subdivision . The fee is due and payable at the <br /> time of issuance of building permit . (The fee <br /> currently is $2 , 448 . 00 for each single family dwelling <br /> unit in Ripon area . The fee shall automatically <br /> adjusted annually by the Engineering Construction Cost <br /> Index as published by the Engineering News Record . ) <br /> Resolution R-89-946 suspends the fee until February 1 , <br /> 1990 . <br /> *c . Dedication to result in a twenty-five foot ( 25 ' ) from <br /> the centerline of Carrolton Road to the Property line) <br /> wide right-of-way shall be required across the frontage <br /> of Parcel #3 and #4 . <br /> *d . The frontage improvements for Carrolton Road across the <br /> frontage of Parcel #3 shall be constructed in <br /> conformance with the standards for one-half of a fifty- <br /> foot right-of--way rural street . The construction of <br /> the frontage improvements will be deferred , upon <br /> execution by the owner of a Deferred Frontage <br /> Improvement Agreement prior to approval of the parcel <br /> map . (A $250 . 00 fee is required for processing per <br /> Ord . No. 3337 in addition to a copy of the Grant Deed <br /> and an engineer ' s estimate with typical section drawing <br /> of the required frontage improvements on a form to be <br /> supplied by the Public Works Department. ) <br /> *e . The frontage of Parcel #3 shall be at least one hundred <br /> feet ( 100 ' ) . <br /> f. An Irrevocable Offer of Dedication to result in a <br /> twenty--five foot ( 25 ' from the centerline of Carrolton <br /> Road to the property line ) wide right-of-way shall be <br /> required across the frontage of Parcel #1 , #2, and #4 . <br />
