CONDITIONS OF APPROVAL <br /> BEN SOTELO <br /> MS-90-50 <br /> Unless otherwise specified , all conditions of approval shall be <br /> complied with prior to the approval of the Parcel Map . <br /> 1 . PUBLIC WORKS: <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply . Ordinance Requirements are not appealable . <br /> a. A Parcel Map is required . <br /> b. The Traffic Impact Mitigation Fee may be required for this <br /> subdivision . ( The fee is $6, 126.00 per 1 ,000 square foot <br /> of building as "Retail/Service" , in the Lodi area . The fee <br /> shall be automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering <br /> News Record . ) Collection of the fee will be effective on <br /> April 23, 1990, and all building permit applications not <br /> accepted as complete by the Building Department prior to <br /> this date will be subject to the fee. <br /> C . The frontage improvements for North 99 Frontage Road shall <br /> be constructed in conformance with the standards for one- <br /> half of a 60-foot right-of-way commercial street. The <br /> construction by the owner of a Deferred Frontage <br /> Improvement Agreement, prior to approval of the Parcel Map. <br /> (A $250.00 fee is required for processing per Ordinance No. <br /> 3337 in addition to a typical section drawing of the <br /> required frontage improvements . On a form to be supplied <br /> by the Public Works Department . <br /> d . Encroachment permit shall be required for work within road <br /> right-of-way. <br /> 2. PUBLIC HEALTH SERVICES: <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project . Other Ordinance Requirements may also <br /> apply .
