CONDITIONS OF APPROVAL <br /> MS-90-11 <br /> Paul & Cecelia Dismukes <br /> Unless otherwise specified, all conditions of approval shall <br /> be complied with prior to the approval of the Parcel Map . <br /> 1 . PUBLIC WORKS DEPARTMENT <br /> a . A parcel map is required . <br /> b. A 5-foot wide roadway dedication is required on Jones <br /> Road along the frontage of Parcel 2 . <br /> C. The frontage improvements for Jones Road on Parcel "2" <br /> shall be constructed in conformance with the standards <br /> for one-half of a 50-foot right-of-way rural street . The <br /> construction of the frontage improvements may be deferred <br /> at the option of the Department of Public Works , in which <br /> event the owner shall execute a Deferred Frontage <br /> Improvement Agreement prior to approval of the Parcel Map <br /> (A $250 . 00 fee is required for processing per Ord . No. <br /> 3337 in addition to a copy of the required frontage <br /> improvements on a form to be supplied by the Public Works <br /> Department . ) <br /> d. A 10-foot wide roadway Irrevocable Offer of Dedication is <br /> required on St. John Avenue along the frontage of Parcel <br /> 1 and 5-foot wide roadway Irrevocable Offer to dedicate <br /> is required on Jones Road including a 20 ' by 20 ' cut-off <br /> at intersection of Jones Road and St . John Avenue. <br /> 2 . PUBLIC HEALTH SERVICES <br /> a. This proposed division of land shall meet the Rules and <br /> Regulations of San Joaquin County Ordinance No. 549 . A <br /> percolation test and a sewage disposal area as determined <br /> by the percolation test is required on Parcel #2 for <br /> Environmental Health Division approval . A permit for the <br /> percolation tests from the Environmental Health Division <br /> is required. <br /> 3 . SOUTH SAN JOAQUIN IRRIGATION DISTRICT <br /> a. The irrigation rights for Parcel #2 shall be relinguished <br /> or a private irrigation easement be granted to Parcel #2 <br /> and a private irrigation service be installed to Parcel <br /> #2 or a private easement be granted to Parcel #2 . <br /> 4 .
