CONDITIONS OF APPROVAL MS-90-11 Paul & Cecelia Dismukes Unless otherwise specified, all conditions of approval shall be complied with prior to the approval of the Parcel Map . 1 . PUBLIC WORKS DEPARTMENT a . A parcel map is required . b. A 5-foot wide roadway dedication is required on Jones Road along the frontage of Parcel 2 . C. The frontage improvements for Jones Road on Parcel "2" shall be constructed in conformance with the standards for one-half of a 50-foot right-of-way rural street . The construction of the frontage improvements may be deferred at the option of the Department of Public Works , in which event the owner shall execute a Deferred Frontage Improvement Agreement prior to approval of the Parcel Map (A $250 . 00 fee is required for processing per Ord . No. 3337 in addition to a copy of the required frontage improvements on a form to be supplied by the Public Works Department . ) d. A 10-foot wide roadway Irrevocable Offer of Dedication is required on St. John Avenue along the frontage of Parcel 1 and 5-foot wide roadway Irrevocable Offer to dedicate is required on Jones Road including a 20 ' by 20 ' cut-off at intersection of Jones Road and St . John Avenue. 2 . PUBLIC HEALTH SERVICES a. This proposed division of land shall meet the Rules and Regulations of San Joaquin County Ordinance No. 549 . A percolation test and a sewage disposal area as determined by the percolation test is required on Parcel #2 for Environmental Health Division approval . A permit for the percolation tests from the Environmental Health Division is required. 3 . SOUTH SAN JOAQUIN IRRIGATION DISTRICT a. The irrigation rights for Parcel #2 shall be relinguished or a private irrigation easement be granted to Parcel #2 and a private irrigation service be installed to Parcel #2 or a private easement be granted to Parcel #2 . 4 . PACIFIC BELL NOTE: A copy of the letter received from Pacific Bell in response to this application is enclosed for your review.
