(YVATC <br /> A S S O C I A T E S I N C . <br /> 332 Site Description and Background <br /> The subject property is located at 1661 Pacific Avenue in Stockton, California near the <br /> southwest corner of Pacific Avenue and Walnut Street. The property contains one existing <br /> structure on the northeast portion of the parcel and the remaining property consists largely of a <br /> parking lot and asphalt surfaced areas. The structure was formerly used as a Bank of America <br /> branch office and is approximately 10,757 square feet in size. The structure is currently <br /> unoccupied, however two automatic teller machines (ATMs) continue to service bank customers. <br /> Property in the immediate vicinity of the subject site is residential and commercial land. <br /> Immediately west of the site are El Dorado Public School and a residential housing area. <br /> Immediately south of the site is El Dorado Public School. Further west and south of the site are <br /> residential neighborhoods. Immediately north of the site is a vacant lot (listed as 1665 Pacific <br /> Avenue) which was formerly occupied by a Unocal gasoline service station. Further north is <br /> Stockton Theater and additional residential property. Immediately east of the site is a <br /> commercial area with a residential area further east. <br /> In March 1998, ATC performed a Phase I Environmental Site Assessment (ESA) for the <br /> Property and the adjacent northern property for SUSD to evaluate the feasibility of title transfers. <br /> Historical databases searched during the ESA, including air photos, Sanborn Fire Insurance <br /> Maps, and Polk City Directories, indicated at least one commercial site previously existed on the <br /> southeastern portion of what is now the Bank of America property at 1661 Pacific Avenue. This <br /> portion of the subject property is identified in these databases as 1601 and/or 1603 Pacific <br /> Avenue. Polk's City Directory indicates A-1 Drive In Cleaners accommodated this site from as <br /> early as 1952 to at least 1966. Additionally, this site is listed as Carter Mary Paint Store in 1970. <br /> These businesses would be expected to use and/or store hazardous substances including <br /> chlorinated compounds. No information was available for review with respect to the storage, <br /> disposal, and house keeping practices associated with hazardous materials at this site. <br /> Additionally, the ESA revealed that the former Unocal site to the north of the Property has been <br /> adversely affected from on-site activities. Data collected during the ESA indicated soil and <br /> groundwater at the site has been impacted by leaking underground storage tanks used to store <br /> petroleum products at the site. Environmental investigations have been performed on the site <br /> however petroleum affected soil and/or groundwater did not appear to have been fully defined or <br /> mitigated to the satisfaction of local and State regulatory agencies. <br /> W A16962aEPORTSIW ORK_PLN.DOC 2 <br />
