FINDINGS FOR PREVIOUSLY APPROVED SITE APPROVAL <br /> PA- 1900295 <br /> MOSSDALE ASSOCIATES LTD . / RGW EQUIPMENT <br /> 1 . The proposed use is consistent with the General Plan , any applicable Master Plan , Specific Plan , and <br /> Special Purpose Plan and any other applicable plan adopted by the County . <br /> • This finding can be made because the Equipment Sales and Repair- Heavy Machinery use <br /> type may be conditionally permitted in the I - W ( Warehouse ) zone with an approved Site <br /> Approval application . There are no Master Plans , Specific Plans , and /or Special Purpose <br /> Plans in the project vicinity . <br /> 2 . Adequate utilities , roadway improvements , sanitation , water supply , drainage , and other necessary <br /> facilities have been provided , and the proposed improvements are properly related to existing and <br /> proposed roadways . <br /> • This finding can be made because the necessary facilities and improvements are existing <br /> or proposed . The construction of an individual sewage disposal system under permit and <br /> inspection by the Environmental Health Department is required at the time of development <br /> based on the San Joaquin County Sewage Standards and proposed population served . The <br /> project will also be served by the Oakwood Water District for public water and public storm <br /> drainage services , in compliance with the 2035 General Plan and applicable Development <br /> Title standards . <br /> 3 . The site is physically suitable for the type of development and for the intensity of development . <br /> • This finding can be made because the parcel is of adequate size and shape to accommodate <br /> the proposed use and the requirements of the Development Title . The site plan shows that <br /> there is sufficient area for the project improvements , in compliance with Standards of the <br /> Development Title . <br /> 4 . Issuance of the permit will not be significantly detrimental to the public health , safety , or welfare or be <br /> injurious to the property or improvements of adjacent properties <br /> • This finding can be made because the Initial Study prepared for the project found no <br /> potentially significant environmental impacts . <br /> 5 . The use is compatible with adjoining land use . <br /> • This finding can be made because the proposed uses will not interfere with nor alter the <br /> current land uses on adjacent properties . Surrounding properties are mainly commercial <br /> and agricultural . The nearest residence is on the adjacent parcel to the 4 , 000 feet northeast <br /> of the project site .
