Box 2180 Lodi, CA 95241 PROJECT DESCRIPTION: A Use Permit application for an Off Site Wine Cellar on a 37.93 acre parcel in the AG-40 zone. The project includes a 1,600 square-foot structure to be utilized as a wine cellar, kitchen, and retail area; a 1,600 square- foot structure to be utilized as a wine tasting building; and a 400 square-foot restroom building. The winery and wine tasting room will operate seven (7) days a week, from 7:00 a.m. to 11:00 p.m. with an average of 250 visitors per day. The site will utilize a private well and septic system, and onsite stormwater drainage. The site plan proposes access from East Mettler Road. Proposed events are as follows: ten (10)annual Marketing Events with 300 maximum attendees, 365 annual Small-Scale Accessory Wine Events with eighty(80) maximum attendees, ten (10) annual Large Scale Accessory Wine Events with 250 maximum attendees, and four(4) annual Wine Release Events with 300 maximum attendees. All events will be held between 7:00 a.m. and 10:00 p.m. Outdoor amplified sound is proposed for applicable events. This parcel is not under a Williamson Act contract. The Property is zoned AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation is A/G (General Agriculture).
