CONDITIONS OF APPROVAL <br /> PA-2000050 <br /> BETTY GALLI/QUARTAROLI & ASSOCIATES , INC . <br /> Minor Subdivision Application No . PA-2000050 was approved by the Community Development <br /> Department on June 10 , 2020 . The effective date of approval is June 20 , 2020 . This tentative map <br /> approval will expire on June 20 , 2023 , which is three ( 3 ) years from the effective date of approval , <br /> unless ( 1 ) ail- Conditions- of Approval have been complied with and -12 ) a Parcel Map has been filed <br /> with- and accepted by the County Surveyor . <br /> Unless otherwise specified , all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Maps Those -Conditions followed by a Section Number have -been <br /> identified as ordinance requirements - pertinent to-this application . Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply . <br /> 1 . COMMUNITY DEVELOPMENT DEPARTMENT ( Contact : ( 209 ) 468 - 3121 ) <br /> a . TENTATIVE MAP : The Parcel Map shall substantially conform with the approved tentative map dated <br /> March 20 , 2020 . <br /> b . RIGHT TO FARM : Pursuant to San Joaquin County Code Section 6-9004( b ) , the following note shall <br /> be placed on the Parcel Maki-and recorded - as a separate instrument : <br /> All persons purchasing parcels within the boundaries of this approved map should be prepared <br /> to accept the inconveniences or discomforts associated with agricultural operations or activities , <br /> such as noise , odors , insects , dust or fumes . San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance . <br /> c . PROPERTY LINE- SE T=BACK : Theexistingresidence and structures on Parcel i shall maintain all <br /> required setbacks . ( Development Title Table 9 -610 . 2 ) <br /> e . LOT SIZE AND WIDTH : The following lot size and width regulations shall apply to this map : <br /> ( 1 ) Parcel 1 shall have a minimum lot width of 150 feet . ( Development Title Section 9-610 . 4 ) <br /> ( 2 ) Parcel 1 shall be between two ( 2 ) gross acres and five (5 ) gross acres in size . ( Development Title <br /> Section 9-610 . 3 [x] ) <br /> f . TRANSFER RESTRICTION ,A Note shall be placed on the Parcel Map and a Notice of Minor <br /> Subdivision Restriction shall be recorded concurrentl=y with the Parcel Map , with a reference to the <br /> instrument number of said recorded notice , stating that : <br /> The homesite shall not be transferred until ( 10 years from the date of approval ) , or upon <br /> the death of an owner owning at least fifty ( 50 ) percent interest in the homesite parcel , unless <br /> the homesite parcel and the remainder parcel are merged pursuant to the provisions of the <br /> Development Title . <br /> The property shown on the Parcel Map is restricted from further subdivisions for homesite <br /> purposes , except for financing only, by Section 9 -610 . 3 of the San Joaquin County <br /> Development Title . <br /> PA- 2000050 — Conditions of Approval 1 <br />
