- 2 - <br /> Community Development Department <br /> PA- 2000050 ( MS ) <br /> Map . ( Subdivision Map Act Section 66445 ) <br /> 4 ) For future development of " Designated Remainder" improvements [ including but not limited to : <br /> roadway widening , shoulder , curb gutter and sidewalk , water/storm drainage/sewer facilities ] shall <br /> be provided in accordance with the County development requirements for " Division 11 : <br /> Infrastructure Standards and Requirements " of the San Joaquin County Development Title , and <br /> shall be noticed by a statement on the Parcel Map and by a recorded Notice of Minor Subdivision <br /> Restriction . ( Subdivision Map Act Section 66424 . 6 ) <br /> 5 ) An Irrevocable Offer to Dedicate Road to result in a 25 foot wide right- of-way from the centerline of <br /> Platti Road to the property line shall be required across the frontage of Parcel 1 for the paved <br /> portion of the road . The Irrevocable Offer of Dedication shall be made on the Parcel Map . <br /> 6 ) All parcel maps in areas of special flood hazard shall contain an additional map sheet or record a <br /> Notice of Flood Mapping Information which shall indicate its relationship to the parcel map and <br /> which shall contain the following information : <br /> a ) The location of any watercourses ; and <br /> b ) The extent of the one hundred year flood elevations . <br /> Informational Notes : <br /> ( i . ) At the time the parcels are developed , the developer shall provide drainage facilities in <br /> accordance with the San Joaquin County Development Standards . <br /> ( ii . ) This property is subject to the requirements of San Joaquin County Mosquito & Vector Control <br /> District ( 209 - 9824675 ) and the California Health and Safety Code for the prevention of <br /> mosquitoes . Best Management Practices ( BMP ) guidelines for stormwater devices , ponds and <br /> wetlands are available . <br /> ( iii . ) All new construction and the substantial improvement of any structure in the area of special <br /> flood hazard shall be elevated or floodproofed in accordance to San Joaquin County Ordinance <br /> Code Section 9 - 1605 . 12 ( a ) , ( b ) and ( c) . <br /> AC : CH <br />
