Improvements to the subject property included three <br /> frame-constructed and metal sided warehouses, a brick masonry warehouse, frame-constructed office <br /> building, and material storage yards surrounded by perimeter fencing (Figure 3). Specific detail <br /> associated with each address associated with the subject property is described as: <br /> 221 Oak Street <br /> The building was brick masonry constructed on a perimeter foundation with a concrete floor and <br /> generally rectangular-shaped and set-back about five feet from the street. A built-up roof was supported <br /> by wood posts and trusses. Dimensionally,this structure was roughly 60- by 100-feet with a clear height <br /> of roughly 14 feet. The interior was generally open with a small office and restroom at the southwestern <br /> corner. Pedestrian access was centrally located along the southwestern elevation with an inclined vehicle <br /> access along the northwestern elevation from an adjacent material storage yard. This structure included <br /> couches, chairs,tables,and bar areas and was reportedly leased for events,parties,and other functions. <br /> 229 Oak Street <br /> The warehouse was metal-framed constructed with a corrugated metal skin on grade about three feet <br /> above the grade of Oak Street. This building was generally square-shaped and set-back about five feet <br /> from the street with the southwestern elevation consisting garage-style doors that served as elevated <br /> loading docks. In addition,there were three garage-style doors on the northwestern elevation and one at <br /> the southeastern elevation of the structure. Pedestrian doors were located at the southeastern and <br /> northwestern corners of the building. Dimensionally, the building was roughly 100- by 100-feet with a <br /> clear height of roughly 22 feet. The interior was generally open with a small office area on the central- <br /> northwestern interior wall. Reportedly, this structure was used for retailing used/salvaged items, which <br /> generally included household items and clothing. <br /> 251 Oak Street <br /> The warehouse was generally L-shaped composed of three side-by-side metal-frame and corrugated metal <br /> sided structure with elongate dome-shaped built-up roofs. The building included offices,restrooms, and a <br /> laboratory in the southeastern part with the remaining areas consisting warehousing and working space. <br /> There were garage doors on the northeastern and southwestern elevations of the structure,which was used <br /> for multiple purposes, including; storing furniture; a refrigerated portion; storing paints, salvaged <br /> materials, and construction equipment; operating a machine shop and rock polishing operation; and other <br /> fabricating activities. The majority of the building appeared to have clear height of about 14 feet. <br /> Reportedly, this structure was formerly used for seed treatment, research and development, and <br /> administrative offices. The warehouse enclosed approximately 26,000 square feet and was bordered by <br /> asphalt paved areas to the southeast and southwest; undeveloped area abutting a railroad right-of-way to <br /> the northeast;and an abutting canopy associated with a tow-yard to the northwest. <br /> 226 Oak Street <br /> This building was a 1-story, generally square-shaped frame-constructed building that appeared to be <br /> predominantly office space. Access to the interior of this building was not provided, as this structure <br /> appeared to be used for residential purposes. The building included a brick and wood veneer with a wood <br /> shingle mansard on the northeastern and northwestern elevations. The southeastern elevation consisted of <br /> a windowless wall. The building was bordered by a parking area to the northwest and material storage <br /> yard to the southwest. Signage identified the business at this location as `Valentine Construction.'
